Rental Inventory
The rental inventory is a detailed statement, along with photos, of the state in which the property is before the tenant’s entrance. This inventory is done twice:
- At the entrance: when signing the lease or when the keys are handed over
- At the exit: when the keys are returned at the end of the lease
Thus, these two inventory statements will be compared and the documents will list all material findings in order to establish both tenant’s and landlord’s responsibility in relation to the condition of the rented accommodation and any eventual damage that may occur during the lease period.

What does the property inventory include ?
It accurately describes:
- The coatings of various parts (walls, floors, ceiling), general condition and possible eventual damage.
- The equipment in the different parts, especially in the kitchen and for any water features (household appliances, faucets, sinks, cupboards …)
- Meter readings
- Number of sets of keys
This document will keep a written record of all defects/problems in the apartment or house at the time of handing over the keys to the rental property. This record enables both parties to reach material agreements, including the return of the security deposit at the end of the rental period.
